Pressure washing and soft washing in Northville and nine nearby towns, April through November. Siding, brick and painted wood get a low-pressure wash. Concrete, pavers and decks get the pressure each surface can take. We're a window cleaning company first, and the two jobs pair well.

Where we work, and what it is made of
Glass Guru is based in Northville, on the Wayne and Oakland county line. From there we cover Novi and Plymouth. South and east are Canton and Livonia. North into Oakland County are Farmington Hills, Commerce Township and West Bloomfield. Farther east are Bloomfield Hills and Birmingham. Those ten are the whole list.
Working the same ten places is how you learn which problems belong to which street. Which Livonia driveways are the original 1950s pour and can't take high pressure. Which Commerce Township houses are on private wells, and why there's an orange band along the bottom of their siding at sprinkler height. Why the north wall of a Farmington Hills cedar house goes green while the south wall stays clean. Pick your town below for the detail that applies to yours.
| Town | What gets washed |
|---|---|
| Northville | Painted wood and trim in the historic district, and concrete after a salt winter. |
| Novi | Big vinyl gables on shaded sides, and stamped and colored concrete. |
| Plymouth | Painted clapboard in Old Village, chalking aluminum in the township, brick pavers. |
| Canton | Salt-stained drives and garage aprons, and painted porch detail at Cherry Hill Village. |
| Livonia | Concrete from the 1950s that has started to spall, painted aluminum trim, deep shade. |
| Commerce Township | Iron stains from well water, and lakeside decks in cedar or composite. |
| West Bloomfield | Paver patios and pool decks, oak tannin on stone, and cedar shake. |
| Farmington Hills | Rough-sawn cedar, aluminum that chalks, and condo siding that is the association's call. |
| Bloomfield Hills | Algae on the wooded sides, tannin on patios, and runoff near ponds and the Rouge. |
| Birmingham | Low pressure on older brick, and spray kept off the house next door. |
How we wash siding, brick, concrete and decks, and why siding gets low pressure, is on the pressure washing service page.

Grouped by what the surface can take
What the surface takes
Painted wood and original trim
The two historic downtowns. Century-old clapboard, painted trim and porch detail will not take what a driveway takes, so nothing here runs at one setting and painted surfaces get a test patch first.
What the surface takes
Vinyl and brick subdivisions
Built through the 1990s and 2000s, with big unbroken gable ends that hold moisture on the north and east sides. The green film that grows there comes off with a cleaner at low pressure.
What the surface takes
Cedar, aluminum and postwar concrete
Rough-sawn cedar and chalking aluminum from the 1960s and 1970s, neither of which wants pressure, over concrete that has taken sixty Michigan winters of road salt.
What the surface takes
Well water, pavers and shaded lake elevations
Iron staining from private-well irrigation, large paver patios and pool decks whose joints wash out if you clean them hard, and lakeside elevations that never fully dry.
What the surface takes
Older brick on close-set lots
Houses from the 1920s on, with side walls a short stride apart. Older brick gets the low pressure the Park Service advises, and the spray stays on your side of the line.
What the surface takes
Shaded walls and paving on acre lots
Big trees beside the house keep the wooded sides and the patios damp. Algae grows on the walls and wet leaves leave tannin on the paving, and each takes its own cleaner.

How your quote is worked out
Pressure washing is quoted per property.
How long it takes
How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

I was able to add on power washing services this time, and the price was very reasonable. The crew did an amazing job with the windows, too.
