Pressure washing in Canton starts at the driveway. A winter leaves the drive and the garage apron looking worse than the house, and they come clean without damage to the surface. Cherry Hill Village porches, railings and painted trim get a much gentler wash.

What Canton does to your siding and concrete

  • A lot of concrete, and a long salt season

Canton houses come with wide drives, garage aprons, walks and patios, and all of it sits on flat clay ground that drains slowly. Four months of road salt leaves a gray film, tire tracking at the apron and, on some slabs, a white efflorescence bloom pushed up from inside the concrete.

  • Cherry Hill Village painted detail

Cherry Hill Village was built between 2000 and 2005 as Michigan's first neo-traditional development, with front porches, columns, railings and multi-light detailing across roughly 931 single-family lots plus townhouses. That is a lot of painted surface, and painted surface needs a gentler method than a plain vinyl wall.

  • Big shaded vinyl gables

The subdivision stock here carries large uninterrupted vinyl elevations, and the shaded ones grow a green film that most owners read as shadow. It cracks under high pressure and takes water behind the lapped seams, so it gets detergent and a low-pressure rinse.

How your quote is worked out

Pressure washing is quoted per property.

How long it takes

How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in Canton

On a Canton house, the concrete looks bad first

There's a lot of it, and it takes the worst of the winter. A typical Canton house has a wide driveway, a garage apron, a front walk, a porch and a back patio, all poured when the subdivision went up. From December to March that concrete takes salt off your car, your boots and the road, and it holds it, because the township is flat with heavy clay that drains slowly. By April there's a gray film across the drive, dark tire marks at the apron, and in places a white efflorescence bloom where moisture has carried salt up through the slab. Meanwhile, the vinyl on the north gable has gone green. A hose won't take off either one.

How we handle it in Canton

  • A flat surface cleaner on driveways, aprons, walks and patios, for an even finish with no wand stripes across the slab.
  • Salt film and efflorescence treated as a separate step, because rinsing salt off concrete leaves behind what has already soaked into the surface.
  • Large vinyl elevations soft washed at low pressure so the panels stay intact and the seams stay dry.
  • Cherry Hill Village porches, columns, railings and painted trim treated gently, since a neo-traditional facade has far more painted detail than a plain subdivision elevation.
  • Houses on the same street washed on the same day when neighbors book together.

“They cleaned my windows, garage floor, and driveway, and everything came out looking amazing.”

Questions

Pressure washing questions from Canton homeowners

How much does pressure washing cost in Canton?

Concrete is priced on square footage and how heavy the staining is, and once the apron, walks and patio are counted, Canton homes tend to have more of it than people think. House washing is priced on wall area and access. If neighbors want the same day, tell us. Send the address to get a quote.

Can you get the salt stains and the white bloom off my driveway?

The gray salt film comes off with a proper cleaning. The white bloom is efflorescence, minerals pushed out from inside the slab by moisture, and it needs its own treatment. Very old or flaking concrete may not come back all the way, and we'll tell you what to expect before we start.

Is it safe on vinyl siding?

At low pressure, yes, and that's how we do it. High pressure cracks vinyl panels and forces water behind the lapped seams. We soft wash: a cleaner kills the algae, and a gentle rinse takes it and the dirt away.

Do you wash porches, columns and railings?

Yes, and on a Cherry Hill Village house that's a big part of the job. Painted porch detail needs a gentler wash than a flat vinyl wall, so we slow down and change settings for the porch, the columns and the railings.

How often should this be done?

Do the concrete every spring, after the salt season. The house can go a little longer: a yearly wash suits many Canton homes, and shaded north walls grow back faster than sunny ones. Some owners wash the house every eighteen months and the concrete every spring.

Why is my driveway flaking?

Freeze and thaw, with salt helping it along. Water and brine soak into the top of the slab, freeze overnight and expand, and after enough winters the surface lets go in flakes. Cleaning won't put it back, but a gentle wash won't make it worse, and we'll tell you how far it has gone before we start.

The detail

Pressure washing in Canton, explained

Start with the concrete

On a Canton property, the driveway is the biggest single surface and the one that looks worst from the street. It's also where a proper clean and a rinse look the most different. A flat surface cleaner covers the slab evenly and leaves none of the curved stripes a hand wand leaves. Salt residue gets cleaned off, and efflorescence, which is salt and mineral pushed up from inside the concrete, gets its own step. If a slab has already started to flake, we'll say so before we start, because pressure on failing concrete speeds it up.

Then the house, at low pressure

Siding gets a soft wash. The cleaner kills the algae on the shaded sides and does the cleaning, and low pressure rinses it off. Vinyl can't take high pressure: the panels crack and the overlapping seams let water in behind them. Brick, stone and painted trim get the same treatment for the same reason. Cherry Hill Village houses have far more painted detail than a standard subdivision house, so we slow down through the porches, columns and railings and change settings for them.

Washing a Canton street in one day

Canton's subdivisions are large, and the houses on a street were often built from the same few plans, so they wash the same way. If several houses on your street want it done, send the addresses together and we'll do them on the same day.

Canton concrete and the freeze-thaw winter

Concrete takes a beating here because the weather crosses the freezing mark so frequently. Weather records for Detroit Metro Airport, just southeast of Canton, count about 119 freezing nights a year but only 42 days that stay below freezing all day. On the 78 or so days in between, meltwater and brine soak into the top of a driveway and freeze again overnight, and that is what makes old concrete flake.

About 65 percent of the housing in Canton is detached houses and another 11 percent are townhouses and other attached homes, per Census estimates, so the streets are lined with driveways and garage aprons. That's a lot of concrete taking the same winter, and it's why a Canton wash starts there.

Pressure washing season in Canton

April through November. Spring suits a Canton property best, because one visit deals with the salt on the concrete and the algae on the siding, and the house then holds up through the summer. If your windows are due or your gutters need a spring cleaning, put them on the same trip, so we're only on your drive once.
