Window Cleaning in Birmingham, MI
5.0 from 792 Google reviews

Window cleaning in Birmingham means houses close together and glass from every decade since the 1920s. Old wood sash in the historic districts gets cleaned by hand, pane by pane, and the outside of every house gets a deionized rinse from a pole.

What Birmingham does to your windows
Narrow side yards between houses
Over half the city's house lots are smaller than 8,000 square feet. On a lot that size the side windows look across a short strip of yard at the house next door. We reach them with a pole from the yard wherever we can, which keeps ladders out of the beds and off the fence line.
Wood sash in the historic districts
Birmingham's designated districts include the Mill Pond neighborhood, Shain Park, the Bates Street houses and the Merrill, Townsend and Brown blocks. Houses there that still have wood windows with divided panes get each pane cleaned by hand, and we keep blades off the old glazing putty.
Street trees over the glass
The Michigan DNR listed Birmingham as a Tree City USA for 2025 and gave it a Growth Award. Trees over the street and the yard drop pollen on the glass in spring and leaves on the sills in fall, and a leaf left wet on a sill leaves a brown stain behind.

How your quote is worked out
Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.
How long it takes
The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.

Why it happens in Birmingham
Close lots and old sash shape a Birmingham window job
Birmingham is a compact city. Oakland County's 2025 land use figures put 4,061 of its 7,275 single-family lots under 8,000 square feet, so houses stand close together and side yards are narrow. That changes the setup. A ladder in a narrow side yard has little room to stand, and the beds along the foundation sit where its feet would go. From the front and back corners, a water-fed pole reaches along the wall to the side glass. The other half of the job is age. Half the homes here were built before 1960, and the older houses near downtown that keep their wood sash with small divided panes need slow hand work.
How we handle it in Birmingham
- A deionized rinse for each outside pane, delivered by a pole that reaches second-floor side windows from the corners of the house.
- Indoors, divided-light wood sash worked one small pane after another, with the floor covered first.
- Screens, tracks and sills come with every interior job here.
- Homes built since 2000, about one in five here, get the same pure-water rinse so their large panes dry without spots.
- Glass that faces the street cleared of the grey film winter salt leaves on the lower panes.
“I should have done this ages ago.”
Questions
Window cleaning questions from Birmingham homeowners
How much does window cleaning cost in Birmingham?
Your windows set the price: the count, the share with divided panes, how high the top row sits, and whether the inside is included. Access matters here too, since a narrow side yard changes how we reach the side glass. Send the address with a note on what you'd like cleaned, and a quote comes back to you.
Do you clean old wood windows in Birmingham's historic districts?
Yes. Divided-light wood sash gets a careful hand cleaning, pane after pane, and no scraper goes near the glazing putty. If you're planning to replace windows on a designated property, talk to the city's planning department first. Michigan's Local Historic Districts Act requires a permit before work that changes a district property's exterior.
Can you reach the side windows when the houses are this close?
Yes. On a tight side yard, a water-fed pole does the work from ground level, run from the front or back corner along the wall. That keeps a ladder off the fence and out of the beds between the houses. Inside, the side windows get the same hand cleaning as every other room.
How many cleanings a year does a Birmingham house need?
Two visits a year suit a Birmingham house, one in late spring when the pollen has settled and one in fall when the trees are bare. Homes under big street trees, or with glass facing a busy road, can use a third outside visit. Inside glass can go once or twice a year, and winter is a good time for it.
Does Birmingham's tap water leave spots on glass?
Yes, enough to see. Birmingham is a SOCWA member city, so its tap water is GLWA supply, and GLWA's 2025 mineral tests averaged about 105 mg/L of total hardness. The USGS calls that moderately hard. Sprinkler and hose water dries into spots on glass. A deionized rinse leaves none behind.
Which parts of Birmingham do you cover?
The whole city, from downtown and the Mill Pond area out to the Quarton Lake and Holy Name neighborhoods and the streets around Poppleton Park. Pass along the street address and the nearest corner when you get in touch, and we'll price that house.
The detail
Window cleaning in Birmingham, explained
Old and new houses on the same block
Birmingham's housing count is about 10,300, with about 7,300 detached houses among them, per the Census Bureau's survey for 2020 to 2024. The median home was built in 1960. About one in six dates from 1939 or earlier, and about a third went up in the 1940s and 1950s. Then about one in five was built in 2000 or later. Neighbors on one block can live in houses seventy years apart, and their windows clean differently.
Hand work on the older sash
The city's designated historic districts take in the Mill Pond neighborhood, eight houses on South Bates Street and 28 buildings downtown, and a Historic District Commission advises the City Commission on them. Older houses in and near those districts that keep their wood windows with divided panes are slow, careful work. Each pane gets its own pass with a squeegee or a cloth, and scrapers stay away from old glazing putty, which cracks when it's pushed.
Pure water outside, by pole
Birmingham is a member of the Southeastern Oakland County Water Authority, which resells water from the Great Lakes Water Authority. In GLWA's 2025 tests the tap water averaged about 105 milligrams of hardness per liter, a level the U.S. Geological Survey files under moderately hard. Those minerals stay on glass when a drop dries. We run the rinse water through deionizing resin first, so the outside panes dry clear without a towel, and the pole reaches the upper glass from the ground.
Working a tight lot
With side yards this narrow, ladder placement is the hard part of the outside. A pole worked from the front and back corners reaches along the wall to the side windows on both floors, and it keeps feet and ladders out of the plantings between houses. Inside work starts with drop cloths, then solution, a squeegee and a dry edge on every pane. Each screen gets a brush and a rinse, the tracks are cleared of grit, and the sills get a wipe. If the light over the dining table or the stairs is dusty, add chandelier cleaning to that day.
Birmingham's oldest glass
The John West Hunter House at the Birmingham Museum on Maple Road was built in 1822 and is the oldest house in Oakland County. The museum's other house, the Allen House, dates from 1928. Old glass sits in putty, and one cracked pane in a muntin grid means a call to a glazier, which is why the older houses in town get hand work.
When to book in Birmingham
Outside cleaning runs March into November. Spring fills up once the tree pollen settles, and fall fills up as people get ready for the holidays. Inside jobs run through every season, and January and February are the quickest months to get on the schedule. If you want the gutters done or Christmas lights hung this season, mention them when you book the windows.
