Pressure washing in Milford takes in the village's older houses by the Huron River and the wooded acre lots of Milford Township. Older homes get a mild soft wash, and anything painted gets a hidden test patch, and drives, patios and decks get a setting chosen for each one.

What Milford does to your siding and concrete

  • Older houses in the village

The median Village of Milford home dates from 1973, and one house in six went up in 1939 or earlier. On a house that old, a hidden spot gets tested first, then the wall is washed with a milder cleaner at low pressure, since high pressure can lift old paint and rough up old wood.

  • Shade on acre lots in the township

Oakland County counts 3,414 single-family lots in Milford Township outside the village, and 2,713 of those cover at least an acre. Woodland takes up 21% of the community's land. Trees near a house on a lot that size keep its shaded walls damp, and algae spreads there first. The soft wash kills it at the source.

  • Runoff near the river and the pond

The Huron River runs through the village, with the Mill Pond on it and Pettibone Creek joining it, and Kent Lake lies in the township's southwest. If part of your lot slopes down to the water, mention it at booking so we can aim the runoff at the lawn.

How your quote is worked out

Pressure washing is quoted per property.

How long it takes

How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in Milford

In Milford, the village and the township need different washes

The Village of Milford has older houses than its township. Census estimates put the median village home at 1973, with 17.2% built in 1939 or earlier and more than a third before 1960. Where a house that age has old paint or old wood, high pressure can lift paint at the edges and drive water into the seams. Milford Township is a different job. Oakland County's 2025 figures show about four in five single-family lots outside the village covering an acre or more, and woodland makes up 21% of the Milford community. Walls beside those trees stay shaded and damp, and algae grows on them. So older village homes get a light hand, and the township gets an algae cleaner on its shaded walls.

How we handle it in Milford

  • Where an older village house has painted wood, it's tested in a hidden spot first and washed with a mild cleaner.
  • Shaded walls on wooded township lots soft washed, so the algae dies and the rinse stays gentle.
  • Drives and patios cleaned with a rotary cleaner held flat to the concrete.
  • Wood and composite decks washed at whatever pressure the decking can handle, tried first on a single board.
  • Soffits and gutter exteriors washed down along with the walls.

Questions

Pressure washing questions from Milford homeowners

How much does pressure washing cost in Milford?

Wall area, height and access set the price of the house wash. An older village home is washed more slowly, with test spots and a milder cleaner, so it can take longer than a newer house the same size. Decks, drives and patios are priced by size and condition. Give us the address and what you'd like done, and we'll quote it.

Does your pressure washing cover Milford Township as well as the village?

Yes, both. Milford Township surrounds the village, and each has its own government. The village is in ZIP 48381, and the township is mainly 48381 and 48380. We wash homes in both, from houses in the village core to lots out by Kensington Metropark and Sears Lake.

How do you wash an older home in the village?

Gently. Village homes are older than the township's, so we try the cleaner on a hidden patch before anything else. Then a milder cleaner goes on, sits for a while and gets rinsed off at low pressure. If paint is already loose or wood has gone soft, we'll show you before we go near it.

Will the algae come back on my wooded lot?

In time, yes, on walls the trees keep shaded. The soft wash kills it at the root, which buys a lot more time than a hose rinse does. A wash every spring keeps the shaded sides ahead of it, and the sunny sides can wait longer.

How do you wash near the Huron River?

Soft washing uses a cleaner, so on a lot that drains to the river, the Mill Pond or Pettibone Creek, we work out the slope first and direct the rinse water onto the grass. Tell us about the slope before the visit, and we'll plan that side around it.

The detail

Pressure washing in Milford, explained

The age of Milford's village homes

Five-year census estimates through 2024 put the median home in the Village of Milford at 1973. Of the village's 2,772 homes, 477 were built in 1939 or earlier, and 1,033 of them, over a third, predate 1960. Where a house that age has painted wood, a high-pressure stream can pull flakes off at the edges, raise the grain and drive water into the seams. So older homes get a test on a hidden spot first, then a mild cleaner rinsed off at low pressure.

The village's historic district

A section of the village went onto the National Register in 2000, listed as North Milford Village Historic District, with Greek Revival and Italianate architecture named in the listing. The 2009 master plan describes the residential streets east of Main as short, tree-lined blocks of single-family homes of varying ages. On houses there, we wash at low pressure and try the cleaner on a hidden patch of any paint.

Wooded acre lots in the township

Beyond the village, township parcels get big. Oakland County's land use count for 2025, which leaves out the village, finds 1,445 single-family lots of at least one acre but under 2.5, and 990 more of 2.5 acres or larger but under 5. According to the 2009 master plan, many subdivisions here were designed around the ponds, woods and hilly ground. On a lot like that, the walls nearest the trees get little sun, and algae grows on them and on the decks below. We find those walls first and start the wash there.

Concrete and decks in Milford

Concrete takes more pressure than anything else we wash. A rotary cleaner run flat over a drive, walk or patio works it in steady passes to avoid wand stripes, and if a slab has started to flake, we lower the pressure and tell you what it will look like after. Decks are the opposite. Cedar and treated pine roughen at a pressure concrete shrugs off, and composite keeps any line a wand draws in it, so the deck gets a setting of its own, tried first on a single board.

Runoff near the Huron River

The river runs through the middle of the village, past Central Park and along the Mill Pond, and Pettibone Creek meets it in town. Kent Lake sits in the southwest of the township, inside Kensington Metropark, and Sears Lake is in the northwest. Where a yard slopes toward the water, we set up that side of the wash to send the rinse water onto the grass. Tell us about any slope toward water when you book.

Planning a Milford wash

We wash between April and November. In spring, the wash takes off the dirt winter left behind and the growth on the north and wooded sides, and a fall visit clears patios and decks before the snow. Windows go best straight after a wash, and if the gutters are due, we'll do them that day too.
