Pressure washing in Northville means old painted wood, so downtown homes get a test patch before anything else. The green on north walls comes from shade and slow drying, and a low-pressure soft wash takes care of it.

What Northville does to your siding and concrete

  • Shaded north walls under big trees

Northville kept a lot of trees, and a north-facing wall under a full-grown maple stays damp for most of the year. That's where green and black growth starts. A rinse alone won't hold it back, because the growth is rooted into the surface, so it comes back.

  • Painted wood and older trim in the historic district

The city's older houses have painted clapboard, wood porch floors and original trim. High pressure strips paint, opens joints and forces water into places that rot quietly. These surfaces get a milder cleaner, a shorter dwell time and a test spot before anything else.

  • Salt and efflorescence on concrete after a Michigan winter

Road salt tracked onto a driveway and garage apron leaves a gray film, and on some concrete a white efflorescence bloom as moisture moves through the slab. A rinse won't remove either one, and older or already flaking concrete can't take the pressure people assume it can.

How your quote is worked out

Pressure washing is quoted per property.

How long it takes

How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in Northville

In Northville, the north side of the house goes green first

That side never dries out. Northville has a lot of tree cover, especially on the older streets and on lots backing onto Maybury State Park and the Hines Park corridor, and the north and northeast walls of a shaded house stay damp for much of the day from October through May. Shade and damp are what algae needs, and it grows on vinyl, painted wood, brick and stone alike. Scrubbing won't fix it, and a pressure washer drives water behind the siding and strips paint off older trim. It needs a cleaner that kills the growth, followed by a low-pressure rinse. That's soft washing, and it's how a house should be washed.

How we handle it in Northville

  • Soft washing on all siding, brick, stone and painted wood: the cleaner does the work and low pressure does the rinsing.
  • Painted wood in the historic district near Main and Center streets gets a test spot first, because old paint doesn't forgive the wrong cleaner left on too long.
  • Concrete drives, walks, porches and garage aprons cleaned with a flat surface cleaner for an even finish, with no wand stripes left across the slab.
  • Winter salt film and the white efflorescence it leaves behind treated as a separate step, since a rinse won't lift either one.
  • Decks, fences and porch floors washed at a pressure matched to the material, since cedar and older pressure-treated pine will furr up if you get it wrong.

Questions

Pressure washing questions from Northville homeowners

How much does pressure washing cost in Northville?

It depends on what's being washed and what it's made of. A soft wash on a two-story house is priced on wall area and access. A driveway is priced on square footage and how bad the staining is, and decks and fences are priced separately because the material changes the method. Send the address and a note on what you want done.

Will pressure washing damage my siding?

High pressure can, so we don't use it on siding. Siding, brick, stone and painted wood get a soft wash: the cleaner does the cleaning and low pressure does the rinsing. High pressure cracks vinyl, strips paint off older wood, and forces water behind the siding, where the damage can take a year to show.

Can you get the green off the shaded side of my house?

Yes. It comes back after a plain rinse because the growth is rooted into the surface. A soft wash kills it, so it comes off and stays away much longer. On a north wall that's in shade all day under big trees, it will return eventually, and we'll tell you that up front.

When is the best time of year for this in Michigan?

April through November. Spring is the busiest time, because one visit takes off the winter salt film, the road grit and a season of algae. The cleaner needs mild temperatures to work, so the season ends on its own once it gets cold in late fall.

Do you clean concrete driveways and walks too?

Yes. We use a flat surface cleaner, which leaves an even finish with no wand stripes. The salt film and any efflorescence get treated as a separate step. If a slab is already flaking, we'll tell you before we start, because pressure on failing concrete makes it worse.

My house is in the historic district. Can it be washed?

Yes, gently. The city's historic district guidelines call pressure washing wood siding not appropriate and ask for the gentlest cleaning that works on masonry. A soft wash fits that, with a test spot first on old paint and a low-pressure rinse on everything that isn't concrete.

The detail

Pressure washing in Northville, explained

Soft washing and pressure washing are two different jobs

Most houses need both, and they're different techniques. Soft washing runs at about garden-hose pressure and uses a cleaner to kill algae and lift grime. It's for siding, brick, stone, soffits, screened porches and anything painted. Pressure washing runs high and is for hard surfaces that can take it: concrete driveways, walks, garage aprons and patios. Use the wrong one and vinyl cracks, paint comes off clapboard, and water ends up behind the siding of a house that looked clean for two weeks.

The Northville washing season

Outside washing here runs April through November. The cleaner needs warmth to work, and nobody wants water sheeting down a wall in a freeze, so the season ends on its own. Spring is the busiest stretch, because everyone wants the winter off the house at once. It's also the right time: salt film, road grit and a winter of algae come off in one visit, and the house stays presentable through the summer. If you're booking window cleaning or gutters anyway, add the wash to the same trip.

Concrete, and what a Michigan winter does to it

Driveways and walks here take a beating that has nothing to do with dirt. Salt, freeze, thaw and plow blades leave a gray film, sometimes a white efflorescence bloom, and on older slabs a surface that has started to flake. We use a flat surface cleaner for an even finish with no wand stripes, and we set the pressure to what the concrete can take. If a slab is already breaking down, we'll tell you that blasting it would make it worse, and we won't do it.

What Northville's historic district asks for

The City of Northville's historic district design guidelines are plain about cleaning. They list washing wood siding with pressure or media blasting as not appropriate, because it damages the wood, and for masonry they ask for the gentlest method that works, ideally a water-based cleanser and a soft brush. That's the reasoning behind soft washing: the cleaner does the work and the rinse stays low.

The guidelines cover decks and patios as well. In the district they belong on the side or back of a house, with wood preferred over composite, so a downtown deck tends to be wood. It gets a lower pressure suited to old wood, which furrs up if it's pushed.

Decks, fences and the things people forget

Cedar and pressure-treated decks, fences, porch floors and pergolas all clean up well, and all of them furr up badly at the wrong pressure. We set it to the material and the condition of the wood. We also clean the small things that never make it onto a quote request, like outdoor light fixtures and glass rails. Mention them when you book and they go on the same visit.
