What Brighton does to your siding and concrete
Shade from the township's woods
The township plan notes woods and hedgerows running along lot lines and roads. Walls next to those trees stay damp long after a rain, and algae spreads over them. We kill it with a cleaner, then rinse at low pressure to avoid pushing water in behind the siding.
Hard city water
Brighton's city water, drawn from three wells, is rated at 25 to 27 grains in the 2025 report, which the USGS scale calls very hard. Where sprinklers leave mineral marks on siding, brick or a drive, those take a mineral cleaner of their own.
Older lake homes on narrow lots
The township plan describes small older homes on narrow lots around the lakes, with many now being upgraded or replaced. A larger home on a slim lot leaves the neighbors close, so the spray stays low and on your side, and the deck gets a pressure suited to its boards.

How your quote is worked out
Pressure washing is quoted per property.
How long it takes
How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in Brighton
Brighton Township's woods keep walls damp
Brighton Township's 2020 master plan puts its woods at over 2,000 acres. More than twenty named lakes sit in the township too. Homes stand among those trees and along those shores. A wall in shade dries slowly after rain or dew, and algae grows on it, along with the deck boards and steps beside it, which turn slick. The City of Brighton adds a different question. City water there is very hard, 25 to 27 grains in the city's 2025 report. Where sprinklers leave mineral marks on lower siding or concrete, those take a different cleaner from algae, so we work out which one is on a wall before anything is sprayed.
How we handle it in Brighton
- Siding, brick and painted trim get a soft wash. The algae dies under the cleaner, and the low rinse lifts it off.
- Walls in the shade of the township's woods treated first, because algae builds up there before anywhere else.
- Where sprinklers have left mineral marks on siding or brick, a cleaner made for minerals goes on as a step apart from the algae wash.
- Cedar, treated pine and composite decks cleaned at a pressure chosen for the boards, tested on one board before the rest.
- Driveways, walks and patios cleaned with a spinning flat cleaner, moved across the concrete in overlapping passes.
Questions
Pressure washing questions from Brighton homeowners
How much does pressure washing cost in Brighton?
We price the house by its wall area, its height and the access around it. Decks go by size and the kind of board, and drives and patios by area and how stained they are. If hard-water marks need their own treatment, that's listed separately on the quote. Tell us your address and the list, and we'll send a price.
Do you do pressure washing in Brighton Township too?
Yes. City or township, both are on our list, from the lake neighborhoods to the large lots on the township's gravel roads. About one-quarter of the township's area falls in ZIP 48380, which belongs to Milford, so some Brighton Township mail is addressed to Milford. We cover those homes as well.
What are the pale marks along the bottom of my siding?
If they sit where your sprinklers reach, they may be minerals left by the water. The city's 2025 report rates Brighton's water at 25 to 27 grains, which is very hard. Where sprinklers have left mineral marks, they need a cleaner of their own, separate from the algae wash, and we'll look at them before we quote. If you're on a township well, testing the water is the way to find out what it carries.
Will the green come off a wall that faces the woods?
We soft wash it. The cleaner goes on at low pressure and stays on long enough to kill the algae where it's rooted, and then the wall is rinsed. That usually clears the green and keeps it away longer than a hose rinse would. A wall the sun never reaches will grow it back in time, and we say so up front.
Can a deck be cleaned without raising the grain?
Yes, with the pressure set for the wood. Cedar and treated pine go fuzzy when the stream is too strong, so we keep it low and let the cleaner lift the algae and dirt. Composite gets an even lighter touch, since a wand held close leaves lines in it. We test the setting on one board before doing the deck.
The detail
Pressure washing in Brighton, explained
Trees and water across the township
The township's plan says it has more than twenty named lakes, among them Woodland, Clark, Beach, Fonda, Osborn and Briggs. The plan also mentions country estates covering many acres on gravel roads lined with trees. Where trees stand near a house, one or two of its walls stay in shade, and those go green before the others do. We walk around the house before we start to find them.
Hard water and sprinkler marks
The City of Brighton's 2025 water report rates the city's water at 25 to 27 grains. By the U.S. Geological Survey's measure, anything over 180 milligrams per liter is very hard, and 25 grains works out to about 428. Where sprinklers have left mineral marks on siding, brick or a drive, they get a mineral cleaner, which is a separate step from the algae wash. Aiming the sprinklers so they miss the house helps stop new ones.
Low pressure on siding, brick and trim
The soft wash puts a cleaner on the wall at low pressure and gives it time to kill the algae and loosen the grime, and then the wall is rinsed gently. A strong stream on siding pushes water up behind the panels and into the gaps around windows, and on painted wood it lifts paint. The cleaner kills the algae where it's rooted, which a plain rinse can't do, so the growth takes longer to come back.
Decks and narrow lots by the lakes
A deck under trees or beside a lake stays damp, and algae turns its boards slick. Every kind of decking takes a different pressure, so we identify the boards and choose the setting before the full pass. The plan also says many of the township's older lake homes, small and on narrow lots, are being rebuilt larger. With neighbors that close, we keep the spray low and pointed at your own house and deck.
Attached homes in the city
The city has more attached housing than the township. Census estimates count 42.7% of its homes as single-family detached, and the rest include 612 attached single-family units and apartments. In the township, 92.3% are detached. If an association handles the outside walls of your building, check with it before booking the siding. If the deck or patio is your own, we can price that part for you.
When to book a Brighton wash
Washing runs from April through November. A spring wash takes off winter and the algae it left on the shaded walls. A fall wash takes the season's pollen and dust off before the cold. Book window cleaning straight after the wash so the glass finishes clean, and add the gutters to the same trip if they're due.
