What Livonia does to your siding and concrete
Original concrete that has started to spall
Drives, walks and porches poured with the house in the 1950s and 1960s have lost their top layer to decades of freeze, thaw and road salt. High pressure lifts more of it off. These slabs get lower pressure, more of the work done by the cleaner, and a straight talk about how they'll look after.
Painted aluminum trim and soffits
The postwar brick ranch pairs brick with painted aluminum trim, soffits and fascia. Aged painted aluminum chalks, and scouring it leaves streaks. We dissolve the chalk and rinse it off, and the brick gets a soft wash at low pressure.
Deep shade from sixty-year-old street trees
Livonia's street trees went in with the subdivisions and are full grown now, which puts whole walls in shade all day. Shaded brick and siding hold moisture and grow a green and black film that comes back quickly after a rinse. Killing it at the root keeps it off much longer.

How your quote is worked out
Pressure washing is quoted per property.
How long it takes
How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in Livonia
Livonia driveways are as old as the houses
Livonia built out between about 1950 and 1970, and many of the original driveways, walks and porches are still the concrete poured then. Sixty-plus Michigan winters of freeze, thaw and road salt have left the surface soft: the cement at the top has broken down, the stone underneath shows through in patches, and in places it has started to flake. That flaking is called spalling, and it's damage. A high-pressure pass across a spalling slab takes more of it off. The right approach is lower pressure, more cleaner and honest expectations. On some slabs, cleaning makes it look better and still won't make it look new.
How we handle it in Livonia
- Older concrete checked before anything is turned on, so a slab that's already flaking gets a lower-pressure clean that doesn't add to the damage.
- Brick and painted aluminum trim on the postwar ranches soft washed, since aged painted aluminum streaks badly if it is scoured.
- Green and black growth on shaded north walls killed at the root, so it stays off longer than a rinse would keep it.
- Salt film and winter grime off garage aprons and the concrete around side doors, where it is heaviest on a ranch.
- Decks, fences and porch floors each cleaned at a pressure set for the material.
“They also power washed the house and cement.”
Questions
Pressure washing questions from Livonia homeowners
How much does pressure washing cost in Livonia?
On a one-story ranch, house washing is simple to price: wall area and access. Concrete is priced on square footage and condition, and older slabs can take longer because we clean them at lower pressure. Give us the address and a list of what needs washing, and we'll price the whole list.
My driveway is flaking. Can you still clean it?
Yes, in all but the worst cases, at lower pressure. Flaking means the top layer of the concrete has already broken down from freeze, thaw and salt. A gentle cleaning will make it look a lot better, and blasting it would take more of the surface off. We'll tell you what you're dealing with before we start.
Can brick be pressure washed?
We soft wash brick. High pressure wears away old mortar joints and forces water into the wall. A cleaner and a low-pressure rinse get the brick and the mortar between it clean, and it makes a big difference on shaded walls where the joints have gone dark.
Why does the green come back on the north side of my house?
The growth is rooted into the surface, and a rinse only takes off the top of it. A wall in shade all day under big trees also stays damp most of the year. Killing the growth with a soft wash keeps it off far longer, but under heavy shade it will come back eventually.
Do you clean decks and fences too?
Yes, at a pressure set for the material. Cedar and older pressure-treated wood furr up badly at the wrong pressure, so decks and fences get a different setting from the driveway. We test older wood on a hidden board before the full pass.
Is it better to wash in sun or shade?
Shade, or an overcast day. Livonia's tap water has about 6 grains per gallon of hardness, and when it dries fast in direct sun it leaves spots on dark brick, trim and glass. A wash goes best on the shaded side first or on a grey morning, so nothing dries before it's rinsed.
The detail
Pressure washing in Livonia, explained
Old concrete in Livonia
Livonia is where the wrong pressure does visible harm fastest. The concrete is original, it has taken decades of salt, freeze and thaw, and on a lot of properties the top layer is already weak. We look at it before we start. If the slab is sound, we clean it with a flat surface cleaner and it comes up evenly. If it's flaking, we drop the pressure, let the cleaner do more of the work, and tell you plainly what the finish will look like. We won't blast a failing slab so it looks dramatic on the day and worse by the next spring.
Brick, painted aluminum and the Livonia ranch
The classic Livonia house is brick with painted aluminum trim, soffit and fascia. Brick takes a soft wash well and looks much better for it, especially on shaded walls where growth has darkened the mortar. Painted aluminum needs care: it chalks with age, and scouring the chalk leaves streaks that stand out more than the dirt did. The whole wall gets a cleaner, time to work and a low-pressure rinse, which handles both materials at once.
Shade is the reason it comes back
Livonia's street trees have had seventy years to grow, and they put whole walls in shade all day. Shaded surfaces stay damp, and damp is what algae needs. If your north wall went green again a few months after somebody rinsed it, the growth was rooted and only the top came off. Killing it at the root keeps it off far longer. Under big trees it will still come back eventually, and you should know that before you book.
Salt on Livonia's streets
Livonia keeps about 360 miles of neighborhood streets, and its main routes are salted and plowed as needed around the clock. Every car on those streets brings salt home, and on a sixty-year-old driveway the salt speeds up the flaking that freeze and thaw start.
The water matters as well. Livonia's 2024 report lists Springwells tap water at about 101 milligrams per liter of hardness, so a wall rinsed and left to dry in strong sun can show spots on dark brick and painted trim. That's one reason the shaded side gets washed first.
Booking a wash in Livonia
Livonia is laid out on a grid, so several houses on one street can go on the same day. If neighbors want in, send all the addresses at once. Washing runs April through November, and spring is the natural time to take the winter off the concrete and the house. If your gutters need a spring cleaning or the storm windows are due, put it all on one visit.
