What West Bloomfield does to your windows
Window walls facing open water
West Bloomfield has roughly twenty-four lakes, and Cass Lake is the largest and deepest in Oakland County. Homes on Cass, Pine, Walnut and Upper Straits point their tallest glass at the water, and afternoon sun off the surface lights up every streak and bit of film.
Two-story great rooms and foyer fixtures
The larger homes here have open two-story great rooms and entry halls with a fixture hanging in the middle. The inside glass and the fixture are in the same hard-to-reach space, so it makes sense to do both while the equipment is set up.
Glass rails, three-season rooms and walkouts
Lake lots slope to the water, so decks sit high, walkout lower levels add a full story of glass, and glass panel rails are common because nobody wants a picket blocking the view. Homeowners rarely reach any of these, and all three show water spots badly.

How your quote is worked out
Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.
How long it takes
The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.

Why it happens in West Bloomfield
Lake-facing glass in West Bloomfield shows every mark
A window wall facing Cass Lake has open water and sky behind it, and glass lit from behind shows film that would be invisible on a pane facing a fence. West Bloomfield has around twenty-four lakes, Cass Lake alone covers about 1,280 acres, and the houses around them were built for the view. That means tall fixed windows, stacked upper glass, sliders on every level and often a glass deck rail between you and the water. Those surfaces collect morning condensation, shoreline dust, bugs in summer and pollen in May, and you can't reach any of it from inside. The glass isn't dirtier here. It's just far more visible and far harder to get to.
How we handle it in West Bloomfield
- Whole window walls and stacked upper glass cleaned on both sides, including the fixed windows that were never meant to open.
- Two-story great rooms and entry foyers cleaned from inside with the right equipment for the ceiling height, planned before the day.
- Glass deck and balcony rails cleaned on both sides and along the top edge, so a smeared panel doesn't frame the view.
- Chandeliers and entry fixtures hanging in that same tall space can be cleaned on the same visit, while the equipment is already set up.
- Deionized water on every outside pane, so nothing dries back onto the glass under direct afternoon light off the water.

Questions
Window cleaning questions from West Bloomfield homeowners
How much does window cleaning cost in West Bloomfield?
It starts with how many windows there are and which have divided panes, and height and access move the number more here than anywhere else we work. A two-story great-room wall and a stack of fixed upper windows take more equipment and time than a single-story house. Inside and out versus outside only matters too. Give us the address and we'll look at it properly and send a quote.
Can you clean a two-story great room from the inside?
Yes. We pick the equipment to match the ceiling and decide how we'll reach it before we quote, so nothing gets improvised on the day. If there's a chandelier or a fixture in the same space, we can do it on the same visit while everything is set up.
Do you clean glass deck rails and three-season rooms?
Both. Glass panel rails get cleaned on both sides and along the top edge, and screened porches and three-season rooms get their screens taken out, brushed and rinsed. On a lake house, those surfaces do as much for the overall look as the windows.
How often should lakefront windows be cleaned?
Two or three times a year for most lake-facing homes. The side facing the water collects more and shows more than the street side, so some owners have the lake side done more often and the rest of the house twice a year. We're happy to split it that way if the house needs it.
Which lakes and areas do you cover in West Bloomfield?
The whole township, including the neighborhoods around Cass, Pine, Walnut, Upper Straits and Orchard lakes. Send us the address and the nearest cross streets when you get in touch, and we'll come back with a quote.
Why does my sprinkler leave spots on the windows?
Because the water carries minerals. Township water is bought from the Great Lakes Water Authority's Lake Huron supply, at about 6 grains of hardness per gallon, and groundwater in southeast Michigan tends to be harder. Each sprinkler pass leaves another layer on the lower panes. Turning the heads away from the glass does more than anything else.
The detail
Window cleaning in West Bloomfield, explained
The lake township, and what that does to a window job
West Bloomfield Township has more water than almost anywhere in Oakland County: around twenty-four lakes, including Cass at roughly 1,280 acres, Pine at about 395 and Walnut at about 233, with Marshbank Park on the Cass shoreline. The houses were built to face all of it, so the typical job here has more glass, more height and more fixed panes than the square footage suggests. The finish has to be good too, because light off open water shows anything left behind.
Height is the hard part
Here the job comes down to reach: upper fixed glass over a slider, a stairwell window above a landing, a two-story great-room wall with a fixture hanging in front of it. Outside, a deionized water-fed pole does the high glass from the ground, including the sides that drop away toward the water. Inside, we choose the equipment for the ceiling height and look at the space before we quote.
Glass rails, porches and the fixture above the stairs
Some of what spoils the look of a lake house isn't windows. Glass deck rails go cloudy fast and show spots after every rain. Three-season rooms and screened porches build up a film inside that nobody notices until it's cleaned. And the chandelier over the entry is often the dirtiest thing in the house, because nothing can reach it. We clean all three, and doing them with the windows means one setup. Ask when you book.
West Bloomfield houses by age
The median home in West Bloomfield Township was built in 1980, and about 45 percent of its 26,000-plus homes date from the 1970s and 1980s, per the American Community Survey for 2020–2024. The township is still adding houses, and it permitted 385 new single-family homes in the six years starting in 2020. A forty-year-old house and a new one can sit side by side on the same lake road, and their windows clean differently.
The trees add to it. West Bloomfield Woods Nature Preserve covers 162 acres in the middle of the township, with stands of mature oak and hickory, and the township's lakes are ringed by older trees. Oak pollen coats the glass in May, and leaves that sit wet on a sill in the fall leave brown tannin marks that need more than a rinse.
Getting on the calendar
We like to schedule West Bloomfield a lake road at a time. The outside season is March into November. Inside cleaning happens year round and is easiest to book in midwinter. If you want the windows done, the gutters cleared and Christmas lights on the roofline, start in early fall, because the light installs fill up long before December.
