Window Cleaning in Farmington Hills, MI

Window cleaning in Farmington Hills means a lot of colonials and quad-levels off Twelve Mile and Halsted. Many still have their original aluminum frames, and a fair number have skylights. We wipe the frames along with the glass.

What Farmington Hills does to your windows
Aluminum frames and weep channels from the 1960s to 1980s
Most homes here have aluminum-framed sliders and fixed windows with drainage channels along the sill. Decades of grit, pollen and road salt pack those channels, water sits in them, and the bottom of the glass gets a permanent tide line. Clearing them is part of the job.
Skylights nobody has cleaned
Skylights were popular on the houses built here in the 1970s and 1980s, and most have never been cleaned on either side. We check the roof pitch and condition first, clean from above where it's safe, and do the inside face from below.
Old trees near Heritage Park and the Rouge
Farmington Hills kept a lot of tree cover, including the 200-plus acres of Heritage Park and the wooded strips along the branches of the Rouge River. That means sticky honeydew dripping from aphids in the maples through summer, lots of pollen in May, and leaf stains on glass and sills through the fall.

How your quote is worked out
Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.
How long it takes
The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.

Why it happens in Farmington Hills
Farmington Hills windows have aluminum frames that hold dirt
Most of Farmington Hills was built between the 1960s and the 1980s, an era of aluminum-framed sliders, fixed picture windows and early insulated glass. Aluminum frames have weep channels along the bottom that pack with grit and then hold water against the glass, so the bottom inch of every pane stays marked. Picture windows are big, fixed and often high enough that nobody touches them. Many of these houses also have skylights, and most of those have never been cleaned.
How we handle it in Farmington Hills
- Weep channels in aluminum frames cleared out along with the glass, because a clean pane above a packed channel marks again within a week.
- Big fixed picture windows cleaned on both sides, including the upper windows on quad-levels that can't be reached from inside.
- Skylights cleaned from the roof where it's safe, and from below on the inside, since many 1970s and 1980s houses here have them.
- Big picture windows and sliders on the colonials off Twelve Mile and Halsted cleaned inside and out, frames included.
- Sap and pollen from the old oaks and maples dissolved and lifted off as a treatment step.
“The crew showed up on time and did a thorough cleaning of my windows & skylights.”
Questions
Window cleaning questions from Farmington Hills homeowners
How much does window cleaning cost in Farmington Hills?
It comes down to the windows: how many, how many are fixed, how many sit above the first floor, and whether there are skylights, plus whether the inside is part of the job. Weep channels on aluminum frames get cleared as part of the job. Send the address and we'll quote it.
Why does the bottom of my window mark up again so fast?
Usually it's the weep channel in an aluminum frame. Decades of grit and salt pack the drainage path, water sits against the bottom of the glass and dries there, and the mark is back within days. Clearing the channel is part of what we do, and it's why the result lasts longer than a wipe-down.
There's fog between the panes. Can window cleaning get it out?
No. Fog or haze between the two panes means the seal around the glass has failed and moist air has gotten in. It's sealed inside, so cleaning can't reach it from either side, and the fix is repairing or replacing that glass unit. We'll point out which panes have it when we clean.
Do you clean skylights?
Yes, on both sides where it's safe. Many of the 1970s and 1980s houses here have them, and almost none have ever been cleaned. We check the roof pitch and condition first, and if it isn't safe to work from above, we'll tell you.
How often should Farmington Hills windows be cleaned?
Twice a year for most homes, in late spring and early fall. Houses under the heavier trees near Heritage Park or along the Rouge pick up more sap and leaf stains and may want a third visit in late fall.
The detail
Window cleaning in Farmington Hills, explained
Homes from the 1960s to the 1980s
Farmington Hills has about thirty-five thousand households and wraps around the smaller City of Farmington. Its detached homes are mostly colonials, quad-levels and ranches built through the 1960s, 1970s and 1980s, many with their original aluminum-framed glass and a fair number with skylights. There are also many condos and apartments, where the outside glass is up to an association. Tell us which kind of home you have, and we'll quote the part that's yours to book.
Aluminum frames, weep channels and the tide line
If the bottom inch of your glass has a mark that comes right back after cleaning, the frame is the reason. Aluminum sliders and fixed windows from this era drain through small channels along the sill, and after decades those channels are packed with grit, pollen and road salt. Water backs up, sits against the glass and dries there. We clear the channels, clean the sill, and then clean the glass, in that order, because that's the order that holds. Clear channels also keep water from finding its way inside, which matters more than a clean window.
Skylights, picture windows and the glass nobody reaches
Two features define the 1970s and 1980s houses here: the big fixed picture window and the skylight. Neither opens, both are usually high, and neither gets cleaned between professional visits. We do the outside of picture windows from the ground with a pole and the inside by hand or by pole, depending on the height. Skylights we clean from above where the roof allows it safely, and from below on the inside. If a roof's pitch or condition means we shouldn't be up there, we'll say so.
Older double-pane glass in Farmington Hills
Half the homes in Farmington Hills are older than 1978 and half are newer, by the Census Bureau's five-year survey for 2020–2024, and about six in ten went up between 1960 and 1989. Those are the years double-pane glass took over. Researchers at Lawrence Berkeley National Laboratory found it held about a fifth of the home window market in the early 1970s, and about nine in ten windows sold used it by the mid 1990s.
A double-pane window is sealed around its edge, and seals wear out. A 25-year field study started in 1980, backed by HUD and the window industry, found that units built to the lower test standards failed at about four times the rate of the best ones, 14 percent against 3.6. When a seal goes, moist air gets between the panes and leaves a fog or white haze inside the glass. Cleaning can't reach it from either side, and the fix is repairing or replacing the glass unit. We'll point out any panes that have it, so you know the haze that's left after we clean is sealed inside the window.
A few buildings here are much older than any of that. The city's historic sites include the Lemuel Botsford House, the Orville Botsford House and the Botsford Inn on Grand River, which began as Orrin Weston's home in 1836 and became a tavern in 1841. If you live in an older house with wood sash, we clean that glass by hand, one pane at a time, the way we do in downtown Northville.
Timing in Farmington Hills
Outside cleaning stops in November and starts again in March, and inside cleaning runs through the winter. Fall is the busiest stretch here because of the tree cover: people want the glass done and the gutters cleared in the same few weeks, so it's worth booking both in one call before late October.
