Window Cleaning in Livonia, MI

Window cleaning in Livonia means a lot of aluminum storms. Most homes here went up between the mid 1950s and early 1970s, and many still have the original triple-track storms. We vacuum the tracks out before anything gets wiped.

What Livonia does to your windows
Triple-track storms on almost everything
Livonia's postwar building boom put aluminum triple-track storm and screen units on a huge share of its houses. Sixty years later the channels are packed with grit, road salt and dead insects, the screens are grey, and the outer pane has never been off. Taking the unit apart is the job.
Sixty-year-old street trees over low rooflines
Livonia's subdivision trees were planted when the houses went up and are now full-grown maples and oaks hanging over one-story roofs. That drops sap, seed helicopters and pollen right onto windows only eight or nine feet off the ground, so the glass gets hit harder than its height suggests.
Salt spray on the mile roads
Livonia is laid out on a grid of busy mile roads, and homes on or near Five Mile, Six Mile, Seven Mile, Middlebelt, Merriman and Newburgh take brine spray all winter. It settles on garage-side glass, entry doors and the front of the house and dries to a haze that a dry cloth only spreads.

How your quote is worked out
Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.
How long it takes
The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.

Why it happens in Livonia
Livonia windows look hazy because of the storm in front
On most Livonia houses you're looking through more than one pane. Livonia grew from a farming township to a city of over a hundred thousand people between 1950 and 1970, and nearly the whole city was built in that stretch. The standard window from that era is a double-hung or slider with an aluminum triple-track storm and screen bolted over the outside. That's two panes of glass, a screen and a set of channels per window, and the storm is the side facing the weather. Clean only the inside pane and the haze stays, because it was on the storm. Add sixty-year-old maples and oaks dropping sap and pollen onto a low ranch roofline, and you have the complaint we hear about most here.
How we handle it in Livonia
- Triple-track aluminum storm and screen units taken apart, cleaned on every face, channels vacuumed out, and put back together so they still slide.
- The main window cleaned inside and out underneath the storm, which is the part that gets skipped on nearly every Livonia house.
- Ranch and split-level exteriors cleaned from the ground with a deionized pole, with no ladder sinking into a soft spring lawn or leaning on a low aluminum gutter.
- Sap and pollen from mature maples and oaks dissolved and lifted off the glass.
- Basement and utility windows at ground level included, along with the wells, since on a ranch that row sits where every leaf ends up.
“Aside from washing the windows, they clean the screens and window tracks as well.”
Questions
Window cleaning questions from Livonia homeowners
How much does window cleaning cost in Livonia?
Storm windows drive the price here. A house with triple-track units on every window has about twice the glass of one without, and the tracks and screens add time. The number of windows and how high they sit count as well, and so does adding the inside. Send us the address with a rough count of storm windows, and we'll price it.
Do you clean the aluminum storm windows and the tracks?
Yes, and on a Livonia house that's most of the job. We take the panels out, clean both sides of the storm glass and the window behind it, brush and rinse the screen, vacuum the channels, and put it back together so it still slides. If a panel or clip is already broken, we'll show you.
My windows still look cloudy after I clean them. Why?
Almost always there's a storm window in front of the pane you cleaned, and the outside of that storm is the dirty side. The other possibility is a failed seal on an insulated window, with moisture trapped between the panes. That's fogging inside the glass, and cleaning won't fix it. We'll tell you which one you have.
How often should Livonia windows be cleaned?
Start with two visits a year: late spring after the maples finish, and early fall. Homes under heavy old trees or right on a mile road collect dirt faster and may want a third visit. An inside-only cleaning in midwinter is a good way to split the work up.
Do you clean basement windows and window wells?
Yes. On a Livonia ranch the basement windows sit at ground level, where every leaf and bit of grit ends up, and nobody ever cleans them. We clean the glass and clear out the wells while we're there.
Why does water leave spots on my windows?
It's the minerals. Livonia's tap water comes from the Detroit River through the Great Lakes Water Authority, and the city's 2024 report lists an average hardness of 101 milligrams per liter. When a drop evaporates off the glass, that calcium and magnesium stays put. Deionized rinse water has none in it, so it dries clear.
The detail
Window cleaning in Livonia, explained
A city built in twenty years, with the windows to match
Livonia has more owner-occupied homes than anywhere else in our area, and about nine in ten homes here are lived in by their owners. It's also very consistent: brick ranches, split levels and colonials on a grid, most built within the same twenty years. That's why we can quote Livonia quickly, and why the same three issues come up on nearly every job. A well-kept sixty-year-old house shows its age first in the windows.
Storm windows, screens and the channels underneath
The triple-track unit is the classic Livonia window, and it has to be handled as a whole unit. We slide the panels out, clean both sides of the storm glass, clean the window behind it, brush and rinse the screen, vacuum and wipe the tracks, and put it back together so it still moves the way it should. That last part matters. Many of these units were put back wrong at some point and no longer sit right, and we'd sooner set them straight than force them.
Tree sap, pollen and a low roofline
The maples shading these streets were planted with the subdivisions and now hang right over the roof. On a ranch, the glass is close enough to the ground that sap, seed pods and spring pollen land on it and stay. Sap has to be dissolved and lifted, because scrubbing dried sap across a pane can scratch the glass. Pure water handles the pollen film, and each sap spot gets treated before the pane is rinsed.
What the numbers say about Livonia houses
Livonia's houses are close in age and type. Livonia's median house dates from 1964, 57 percent of homes went up between 1950 and 1969, and 86 percent are single-family detached houses, Census estimates for 2020 through 2024 show. Building since then has been slow, with about 250 new single-family homes permitted across 2020 to 2025, around 42 a year. More than half the houses in the city are past fifty-five.
Houses that age have one of two kinds of window. Some still have their original windows with aluminum triple-track storms over them, and those come apart so both sides of the storm and the window behind it get cleaned. Others have vinyl replacements, which tilt in or get done from outside with the pole. We ask which you have, since the storms take longer.
Scheduling in Livonia
Livonia's grid makes it easy to schedule. We clean outside glass from March into November and inside glass all year. Midwinter is both the quietest time on our calendar and when furnace and fireplace film on the inside of the glass is worst. If you want the gutters cleared before the leaves finish, book that in the same call, because on a ranch with old trees the two jobs go together.
