What Northville does to your gutters
Oaks that drop into late November
Maples let go in mid October, and oaks hang on for weeks after. Northville has plenty of both, especially on the older city streets and on lots backing onto Maybury State Park and the Hines Park corridor. A cleaning timed to the maples leaves a full gutter going into the first hard freeze, which is exactly how an ice dam starts.
Ice dams on shallow eaves and older roofs
Much of the city's housing predates modern attic insulation and ventilation, and the typical house on the Wayne County side was built in the mid 1950s. A warm roof, a cold edge and a packed gutter make an ice dam, and once water is running back under the shingles, the gutter is the least of the problem.
Downspouts that empty across a sidewalk
On the tighter lots near downtown, downspouts often empty onto a walk or the end of the driveway. A blocked one overflows at the fascia, and one that runs in December puts a sheet of ice across the path you walk on. Both are worth checking before winter, and each takes about a minute to test.

How your quote is worked out
Gutter cleaning is quoted per property, from the total linear footage, the number of downspouts, the height of the house and how complex the roofline is.
How long it takes
The time a gutter cleaning takes is set by the linear footage, the downspout count, the house height and the roofline complexity. The square footage of the house matters less. Two-story homes take longer, depending on how often the ladder has to move.

Why it happens in Northville
In Northville, a full gutter in November becomes an ice dam in January
A clogged gutter in October is an inconvenience. In January it's an ice dam. Northville has a lot of mature oak and maple, especially on the older city streets and along the Hines Park and Maybury corridors, and oaks hold their leaves late, dropping well into November after most people have had their gutters done. Then the freeze-thaw starts. Snow melts off a warm roof, runs into a gutter packed with wet leaves, hits the cold edge and refreezes. The ice builds back up the roof, water works under the shingles, and it comes into the house at the ceiling line. That's why the timing of the last cleaning of the year matters more here than how many you do.
How we handle it in Northville
- Every gutter cleaned out by hand. Wet Michigan leaves pack into the bottom of the gutter, and a blower only moves the top layer.
- Every downspout flushed and checked to make sure water reaches the ground, including the ones tied into buried drain lines in the township subdivisions.
- Roof valleys and the shingle line above the gutter cleared of packed leaves, since that's where the next clog comes from.
- Debris bagged and taken away, with beds, walks and the driveway left clean. On a downtown lot with no side yard, that matters.
- The last visit timed for after the oaks are finished.

Questions
Gutter cleaning questions from Northville homeowners
How much does gutter cleaning cost in Northville?
A one-story ranch on an open lot and a two-story colonial under old oaks are different jobs, so the price follows the house: how much gutter there is, how high it sits, the roof pitch, how full it is, and whether guards come off. Send us the address and we'll work out a quote.
When should Northville gutters be cleaned before winter?
After the oaks finish, which is usually well into November, and before the first hard freeze that lasts. It's a narrow window and the most important booking of the year here. If your last cleaning was in mid October, the oaks almost certainly filled the gutters again after we left.
Will clean gutters stop ice dams?
They remove one cause. An ice dam needs a warm roof, a cold edge and somewhere for meltwater to pool. A packed gutter gives the meltwater that place to pool and freeze, so clearing it does lower the risk. If you get an ice dam every year, the real issue is probably attic insulation or ventilation, and we'll tell you so. Another cleaning won't fix that.
Do you flush the downspouts, or just clear the gutters?
Both, on every visit. Every downspout gets flushed and checked so we know water comes out at the bottom. In the township, a lot of downspouts run into buried drain lines, and those are the ones that quietly back up, so we check them too.
How often do Northville gutters need doing?
Twice a year for most homes: once in spring for winter grit and seed pods, and once late in the fall after the oaks. Houses under heavy trees, especially on lots backing onto Maybury State Park or the Hines Park corridor, sometimes need a third visit in mid autumn.
How many times does it freeze and thaw here in a winter?
A lot. NOAA's weather station at Farmington, about seven miles from downtown Northville, averages 146 nights a year at or below freezing and only 53 days that stay frozen all day. On the other 93 or so, it freezes overnight and warms up by afternoon, and each swing can refreeze meltwater sitting in a packed gutter.
The detail
Gutter cleaning in Northville, explained
The gutter year in Northville: two visits
Northville homes need two cleanings a year, one in spring and one late in the fall. The spring visit clears seed pods, maple helicopters, roof grit and the packed mush left from winter, which has been sitting wet for months. The fall visit prevents the damage, and its timing decides everything. Too early and the oaks fill the gutters again. Too late and we're working around ice. We aim the last visit for the few weeks in November after the oaks finish and before the first hard freeze that lasts.
Why we clean gutters by hand
A leaf blower is fast, and it works on dry pine needles. It doesn't work on a Michigan gutter in November. What's in there is wet, layered and packed into a mat, with roof grit and seed pods pressed into the bottom. A blower lifts the dry top and leaves the wet base in the low spots, and that's the part that holds water and freezes. We pull it out by hand, run water down every downspout and check that it flows. If a downspout is blocked, we clear it on the spot, because a clean gutter draining into a blocked downspout still overflows.
Northville city and township, two kinds of roof
The City of Northville and Northville Township are separate governments, and for gutters they're separate jobs. The city has older houses with shallow eaves, smaller gutters and big trees overhead, and that's where ice dams show up. The township is mostly subdivisions built from the 1990s on, with steeper roofs, deep valleys that send debris into short sections of gutter, and downspouts that run into buried drain lines. Nobody thinks about a buried line until it backs up, so we test them. Ask us to check yours.
What gutter guards do
Guards cut down how often you need a cleaning. You'll still need one now and then. Fine debris, roof grit and seed pods get through most designs, and the ones that keep leaves out tend to let a mat build on top, which sends water straight over the front in a heavy rain. If your guards have to come off for a proper cleaning, we take them off, put them back, and include that in the quote from the start. If a guard system is working on your house, we'll say so and tell you to leave it alone.
Northville's big woods and what they drop
Northville has two large wooded parks. Maybury State Park covers about 1,000 acres of hills, meadows and trails along Eight Mile Road, on land the state bought in 1971. Northville Township's Legacy Park, off Seven Mile between Haggerty and Northville roads, adds 350 acres of rolling hills and rare trees, and the township won a grant in 2025 to plan re-forestation there. Houses that back onto either one take a heavier fall load than the subdivision streets.
The city was recognized as a Tree City USA community for 2025, and its older streets are lined with mature trees. That's good for shade and hard on gutters, and it's why the year's final cleaning here waits for the oaks.
Booking gutters with other fall work
Late October to early December is the tightest stretch of our year. Gutters, outside window cleaning and Christmas light installation all fall in the same weeks, and the weather ends all three. If you want more than one, book them together in early fall. It's one visit and one conversation, and the ladder work gets done while the weather still allows it.
