Vinyl holds the damp that algae likes, and Novi has a lot of vinyl. Many of the detached houses here went up from the mid 1990s on, and that era clad them in vinyl with big unbroken gable ends. Those large flat walls hold moisture, and the north and east sides grow a green film that people take for shadow until a test patch is cleaned beside it. The other surface that needs care here is stamped concrete. Patios from the 2000s often carry their color and sealer in the top layer, and a hard pass with a pressure washer takes both off.

Done properly, no. Stamped and colored concrete keeps its color and sealer in the top layer, so we clean it at reduced pressure with a different technique from a plain slab. If the sealer is already failing, we'll tell you it needs resealing after the wash, so you hear it from us first.
Can you get winter salt off my garage floor?
Yes. Salt from Novi's roads rides in on the tires and dries into a white film on the garage floor and the apron. A surface cleaner lifts the film, and any bloom that has worked into the concrete gets its own treatment. Clear the floor before we come, and we'll do the apron on the same visit.

The instinct with a dirty vinyl wall is to turn the pressure up, and it's the wrong instinct. Vinyl panels are thin, the seams overlap without being sealed, and a high-pressure pass either cracks a panel or pushes water up behind the overlap, where it sits against the sheathing. What removes the green is a cleaner that kills the algae, given time to work, then rinsed off at low pressure. It comes off completely and stays off for a long time.
Washing a townhouse or condo in Novi
Washing a shared building works differently from washing a house. Clean one unit and you've drawn a line down the party wall, so the siding is a decision for the association. That's moderate, but it's enough to leave a dull film on dark siding, stone and glass if it dries in hot sun, so a house wash goes better on an overcast morning.
Novi's roads take a lot of salt. In the 2020–21 winter, with 33.2 inches of snow, city crews spread 4,591 tons of salt and close to 79,000 gallons of liquid de-icer over more than 500 lane miles. Cars carry it onto driveways and garage floors all winter, and by April it shows as a white film on the concrete.
