What changes the job from town to town
What decides how long a house takes, and what it costs, is the glass. It comes down to two things: how many separate panes each window has, and whether something has to come off before we can reach the inside.
That's why a small older house can have more glass to clean than a big new one. True divided-light sash in the Northville historic district, designated a state historic site in 1970, means many small panes in every window. Add the triple-track aluminum storms common on the same houses in Plymouth and every window becomes a panel out, a sash cleaned and a panel back in.
In the newer subdivisions, the pane count drops and the height goes up. The standard two-story colonial in Canton, Novi and Farmington Hills has an entry foyer open to the second floor and an arched Palladian window over the door, fifteen to twenty feet up. The outside comes off a pole. The inside is the part most people haven't touched since they moved in, and it's one of the most common things we get called about there.
Then there's what's in the water. Commerce Township and West Bloomfield have a lot of private-well irrigation, and a sprinkler head aimed a few degrees off hits the same lower panes every cycle. Each cycle leaves another layer of minerals, and one summer of that turns clear glass cloudy. Fresh deposits sit on top of the glass and come off. Left through enough wet and dry cycles, the same minerals bond with the glass and etch it, and etched glass needs polishing compound to restore. Etching can't always be fully reversed.
Pick your town below to see what its houses need.
| Town | What the windows are like |
|---|---|
| Northville | Old sash under wood storms downtown, and tall arched entry glass in the township. |
| Novi | Two-story entries, and lakeside glass on Island and Walled lakes. |
| Plymouth | Old Village sash with twelve or fifteen panes a window, and triple-tracks out in the township. |
| Canton | Cherry Hill Village fronts with small panes and porch glass, and salt film off Ford Road. |
| Livonia | Aluminum triple-track storms on the 1950s and 1960s ranches. |
| Commerce Township | Iron spotting from well-water sprinklers, and walkout lots that drop to the lakes. |
| West Bloomfield | Lake-facing glass walls, great rooms two stories tall, glass rails on the decks. |
| Farmington Hills | Aluminum frames with weep channels, skylights, and upper glass on the quad-levels. |
| Bloomfield Hills | Wooded acre lots, with shaded glass on the sides that face away from the road. |
| Birmingham | Wood sash in the historic districts, and side windows across narrow yards. |
Same standard in every city
Screens, sills and tracks come with every inside cleaning
An inside cleaning includes the screens, the sills and the tracks. People expect those to cost extra. They don't, because a clean pane over a dirty track still looks like a dirty window from inside the room.
Outside glass gets pure water through a pole. Tap water here mostly comes from the Great Lakes Water Authority, out of Lake Huron and the Detroit River, and it carries dissolved calcium and magnesium, so when a drop dries on glass, the water leaves and the minerals stay. Running it through ion-exchange resin first takes them out. The glass gets rinsed, with no wiping and no soap film left to catch the next week of dust.
Two things about timing are worth knowing before you book. Tree pollen in southern Michigan starts in late March or early April and peaks through April and May, and it's sticky, so an outside cleaning in the third week of April won't stay clean while the oaks are still going. And winter road film is salt brine and grit. It has to be flooded and lifted off, because dry-wiping drags the salt across the glass, and that's why the first visit after the thaw takes longer on street-facing glass than the same house does in July.
If you want more than one service, put them on the same visit. The order matters: house wash first, then gutters, then glass, so nothing gets dirty again from the step after it. The method and what goes into the price are on the residential window cleaning page, and storefronts and offices run on a fixed route through commercial window cleaning. A new home or building gets its first cleaning, labels and paint included, through new construction window cleaning.
Pick your community
Grouped by the kind of glass
The historic downtowns
Divided light and storm windows
Small panes, many of them per opening, and aluminum storm panels that have to come out and go back before anyone reaches the primary sash.
1990s and 2000s subdivisions
Two-story foyers and Palladian glass
Colonials with an entry open to the second floor and an arched unit over the front door. The outside face is a pole job. The inside face is why people call.
Postwar grid
Ranch and colonial on the Mile Roads
Most of the glass is reachable from the ground on both faces, which makes a whole-house clean a shorter visit than the square footage suggests.
The Oakland County lakes
Lake-facing walls of glass
Great rooms built to face the water, and a lot of private-well irrigation. Big unbroken panes that pick up mineral spots from the sprinklers.
Birmingham's older blocks
Prewar sash on close-set lots
Small lots and narrow side yards, so the side glass is a pole job from the corners. Divided-light wood sash in the historic districts gets hand work.
Bloomfield Hills
Houses among the trees on acre lots
Glass on every side, set back from the road, with the back and side panes in the shade of big trees. Those stay damp and need the rinse.

Outside window cleaning in Michigan runs March through November, because rinse water freezes on the glass in winter.

How your quote is worked out
Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.
How long it takes
The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.
