What Commerce Township does to your windows

  • Private wells and iron in the sprinkler water

Many Commerce Township homes draw from private wells instead of the township's water supply, and Oakland County well water runs hard and often carries iron. Sprinkler spray leaves rust-colored stains on the lower glass and the siding beneath it, and those need a treatment step to come off.

  • Lake-facing glass on the chain of lakes

Commerce, Union, Long and Lower Straits lakes all sit in or next to the township, and the houses facing them are built around the view. Big window walls and sliders facing open water pick up morning condensation, shoreline dust and late-summer algae haze, and every mark shows against the sky and the water.

  • Steep walkout lots and long private drives

Lake lots slope. Walkout lower levels put a full story of glass below the front door, on ground too uneven to set a ladder safely. On these properties, cleaning from a pole on stable ground is the only sensible way to do it.

How your quote is worked out

Window cleaning is quoted from your windows: how many, how many have divided panes or storms, and how high they are.

How long it takes

The length of a window cleaning visit is set by the same things that set the price: the window count, the number of divided-light openings, whether storm windows have to be taken out and refitted, and how many openings are above the first floor. We give you the expected time along with the quote.

Why it happens in Commerce Township

Orange stains on Commerce Township windows come from well water

A lot of Commerce Township runs on private wells, and Oakland County well water is hard and often carries iron. When a sprinkler throws that water onto the house, the water evaporates and the iron stays. What's left is a rust-colored stain along the bottom of the lower panes, often running down the siding below, and it's chemically different from the white spots municipal water leaves. Glass cleaner won't take it off, and it gets worse with every watering. Many homes here have been in the same family for years, so the staining has had a long time to build.

How we handle it in Commerce Township

  • Iron and mineral stains from well-fed sprinklers treated as their own restoration step before the regular cleaning.
  • Outside glass finished with deionized water, so the rinse itself leaves nothing behind. That matters on a property where the tap water is the problem.
  • Lake-facing window walls and sliders cleaned on both sides, including the fixed upper glass.
  • Walkout and sloped lots worked with the pole from stable ground. A ladder on a lake bank is how people get hurt.
  • Screens, tracks and sills included, and slider bottom tracks cleared, which on a lake house fill with sand and grit all summer.

“I cannot say enough about the quality of their work.”

Questions

Window cleaning questions from Commerce Township homeowners

Can you get the orange staining off my lower windows?

Usually, yes. Iron stains from well-fed sprinklers sit on the surface at first and come off with a treatment step before the regular cleaning. If they've been building for several seasons they can etch the glass, and etching is permanent damage. We'll tell you which you have before you pay for the attempt, and we'll point out the sprinkler head causing it.

How much does window cleaning cost in Commerce Township?

The count of windows, how high the lake side runs, and how much glass is fixed or down on a walkout level all matter, and so does whether the house needs a hard water restoration step. Lake houses tend to have more glass than their size suggests. Send us the address and we'll put a quote together.

Do you work on lakefront homes with steep lots?

Yes, and the pole is the reason. A water-fed pole lets us clean from level, stable ground, with no ladder set on a slope down to the water. Walkout lower levels, decks over a slope and glass rails are all normal work for us out here.

How often should Commerce Township windows be cleaned?

Two visits a year suit most homes. If you're on a well and the sprinklers hit the house, the lower glass will need attention more often than the rest. Tell us that when you get in touch, so we can plan for it.

Do you cover Wolverine Lake and the surrounding lakes?

Yes. The Village of Wolverine Lake sits inside Commerce Township and we work there, along with the neighborhoods around Commerce, Union, Long and Lower Straits lakes. Send us the address, and we'll get back to you with a quote.

Do newer coated windows still get water spots?

They can. Cardinal, which makes the Neat coating used on some windows, says hard water deposits still show on it, though less than on plain glass, and it asks owners to aim sprinklers away from the glass. On a well-water lot that advice matters, because iron and minerals land on the same panes every cycle.

The detail

Window cleaning in Commerce Township, explained

Lake country, where the water matters twice

Commerce Township is lake country. About nine homes in ten are owner-occupied, the Village of Wolverine Lake sits inside its boundaries as a separate municipality, and Proud Lake Recreation Area runs along the west side. Water shapes the window cleaning here twice: once as the view your glass frames, and once as the well water from your sprinklers that stains the bottom of it.

Well water is a different problem from city water

City water leaves white calcium spots. Well water in this part of Oakland County often leaves those plus iron, which stains orange to brown and bonds harder. If your lower panes have a rust tint and everything above the sprinkler line is clean, that's what you're seeing. We treat it as a restoration step before the regular cleaning and finish the outside with deionized water, so nothing we put on the glass adds to it. We'll also show you which sprinkler head is causing it, because if it keeps hitting the house, the stain will be back next summer.

The lake side of the house is the side that matters

On a lake house, the side facing the water usually has the tallest glass, the most fixed panes and the hardest access, and it's the side you look at every day. We clean the whole run, including the fixed upper windows, the sliders and their tracks, and any glass rail on the deck, working from stable ground. If there's a three-season room or a screened porch on that side, tell us, and we'll take those screens out and wash them.

Commerce Township homes, newer than the lakes suggest

The median home in Commerce Township was built in 1991, the Census Bureau says, and about half of its 17,500 homes are from 1990 or later. Building hasn't slowed much: the township issued 460 permits for new single-family homes between 2020 and 2025, from 54 to 97 a year. Newer houses on lake lots tend to have the biggest glass, set to face the water.

The lakes themselves are large. Union Lake covers 465 acres, Commerce Lake about 262 and Long Lake 156. Pollen from pines and cottonwoods, which Michigan's environmental agency says can ride the wind 90 miles or more, settles on that lake-facing glass all through late spring and into summer.

The season out here runs short

We like to do several homes on the same lake on the same day. Our outside season ends in November, and late fall gets tight once the temperature drops, because water freezes on the glass. If you want the windows done and the gutters cleared before winter, book both in early fall and they'll go on one visit.
