Pressure Washing in West Bloomfield, MI

BeforePressure washing in West Bloomfield has to deal with oak. Tannin from the canopy stains stone and concrete brown, and it needs its own treatment. Brick, stone and cedar shake get low pressure, and paver patios get cleaned at a pressure that keeps the joint sand in place.

What West Bloomfield does to your siding and concrete
Big paver patios and pool decks
Lake properties here have a lot of hardscape, and paver joint sand washes out over years of rain and cleaning. Once the joints open up, the pavers move, weeds come through and the surface starts to look uneven. We clean pavers at a controlled pressure and tell you if the joints need re-sanding.
Oak tannin staining on stone and concrete
West Bloomfield kept its mature oaks, and the lots are big enough for several of them over the patio. Wet leaves left on stone or concrete leach tannin, which leaves a rust to brown stain. It's chemically different from algae and needs its own treatment.
Brick, stone and cedar shake need low pressure
The larger homes here are brick, stone or shake. High pressure wears away old mortar joints, forces water into stonework and raises the grain on cedar shakes so they weather faster afterward. All three get washed at low pressure after the cleaner has done its work.

How your quote is worked out
Pressure washing is quoted per property.
How long it takes
How long a wash takes is set by the size and height of the house, how much growth is sitting on the shaded faces, and how much concrete and decking is included. The cleaner needs time to sit and kill the algae, so a proper soft wash can't be rushed.

Why it happens in West Bloomfield
West Bloomfield patios need more work than the houses
There's more hardscape here, and it sits on the ground. West Bloomfield homes around the lakes tend to have a lot of it: paver patios, pool decks, retaining walls, stone steps and long walks down to the water. All of it stays wet, collects tannin from the oak leaves overhead, and grows algae in the shady parts. Paver joints wash out over time, which lets the pavers shift and weeds come through. The house, meanwhile, is usually brick, stone or cedar shake. All three last well, and none of them take high pressure: it wears away mortar, drives water into stone joints and tears up cedar. So the hardscape needs more work and the house needs a lighter touch, which surprises most people.
How we handle it in West Bloomfield
- Brick, stone and cedar shake soft washed at low pressure, which cleans the surface and the joints while leaving the mortar and the shake grain alone.
- Paver patios, pool decks and walkways cleaned at a controlled pressure, with any washed-out joints pointed out to you.
- Leaf tannin stains from the oaks treated on their own, since tannin is a different stain from algae and needs a different cleaner.
- Retaining walls, stone steps and the shaded runs down toward the water cleaned, which is where the growth is heaviest on a lake property.
- Glass deck rails and outdoor light fixtures cleaned on the same visit, because they're the details that show a job was only half done.

Questions
Pressure washing questions from West Bloomfield homeowners
How much does pressure washing cost in West Bloomfield?
Here the patios, walks and pool deck are usually the bigger part of the price, based on their area and condition. House washing is priced on wall area, height and access. Send the address and what you want covered, and we'll quote it after looking at the property.
Can you get the brown leaf stains off my stone patio?
Yes, most of the time. Those are tannin stains from wet oak leaves, and they've soaked into the stone, so they need a different treatment from algae. Older, deeper tannin may lighten without disappearing, and we'll say so up front if that's what you have.
Is it safe on cedar shake and stone?
At low pressure, yes. Both get a soft wash. High pressure wears away mortar joints on stone and raises the grain on cedar shake, which leaves the shakes rougher, wetter and quicker to weather. A cleaner and a gentle rinse get both clean with none of that.
How often should this be done?
The patios and walks need it every year, especially under mature oaks, where tannin and algae build up each season. The house can often go eighteen months to two years on the sunny sides, with the shaded lake side needing it sooner.
Can you wash the side of my house that faces the lake?
Yes, with some planning. If that wall is within 25 feet of the lake or a wetland, the township's rule on chemicals near water applies, and a soft wash uses a cleaner. Tell us how close the house sits to the shoreline, and we'll work out the right approach for that side before the day.
The detail
Pressure washing in West Bloomfield, explained
West Bloomfield hardscape is the bigger job
On a West Bloomfield lake property, the paver patio, the pool surround and the walks down to the water add up to more surface than the driveway, and they're what you look at every day from inside the house. They also sit on the ground, where they stay damp, catch leaves from the oaks overhead and grow algae wherever it's shady. That's where the change shows most. We clean them at a pressure that keeps the joint sand in place, and if the joints have already washed out, we'll tell you.
Tannin stains and algae
The rust-brown marks where wet oak leaves have sat on stone or concrete are tannin stains, and they're a different problem from the green and black growth on the shady side of the house. Tannin soaks into the surface, so the cleaner that clears algae does very little to it. It gets its own treatment. Telling the two apart is half the job, which is why we walk the property before we quote.
A light touch on the house
Brick, stone and cedar shake all look tough, and none of them like pressure. It wears away mortar joints on brick and stone and pushes water into the wall behind. On cedar shake it raises the grain, so the surface ends up rougher, holds more moisture and weathers faster from then on. All of them get a soft wash, with the cleaner left to work before a low-pressure rinse. On shake especially, the result looks far better, and the shakes stay in the condition they started in.
Washing near the water in West Bloomfield
West Bloomfield's wetland and fertilizer ordinances bar manufactured fertilizer within 50 feet of any wetland, lake or stream, and the township says chemicals can't be used within 25 feet of them. That matters for soft washing, which uses a cleaner. If any wall, deck or patio sits within 25 feet of the water, let us know before the visit, and we'll talk through what can be washed there and how.
The lakes have hard edges, too. The Michigan DNR says about 60 percent of Cass Lake's shoreline, some 17 miles, is seawall or riprap. Steps, walls and paths that run down to that edge stay damp, and their shaded faces grow algae.
Combining the wash with other West Bloomfield work
On a large property it makes sense to combine the wash, the glass on the lake side, a gutter cleaning and the glass deck rails on the same visit. The season runs April into November. If you want Christmas lights on the roofline the same year, book them in early fall, well before anyone is thinking about December.
