Gutter Cleaning in Commerce Township, MI

BeforeGutter cleaning on Commerce Township's lake lots runs late. Oaks on the lake side hold their leaves long after the street trees are bare, and the shaded lake side stays wet and freezes first. We clear that side last and check it hardest.

What Commerce Township does to your gutters
Mature oaks around the lakes
The lots around Commerce, Union, Long and Lower Straits lakes, and the wooded land toward Proud Lake Recreation Area, kept their mature trees when subdivisions elsewhere were cleared. The fall leaf load on those roofs is much heavier than the township average.
Walkouts, banks and no level ground
Lake lots slope toward the water, so a walkout puts the back eave much higher off the ground than the front. By the time gutters need doing, that ground is soft, uneven and covered in leaves. We work out the access before the day.
Ice dams on the shaded lake side
When the side facing the water is the north or east side, it gets less sun, holds snow longer, and is where meltwater refreezes at the eave. If a Commerce Township house gets an ice dam, that's the side to watch.

How your quote is worked out
Gutter cleaning is quoted per property, from the total linear footage, the number of downspouts, the height of the house and how complex the roofline is.
How long it takes
The time a gutter cleaning takes is set by the linear footage, the downspout count, the house height and the roofline complexity. The square footage of the house matters less. Two-story homes take longer, depending on how often the ladder has to move.

Why it happens in Commerce Township
On a Commerce Township lake lot, gutter cleaning is hardest at the back of the house
The ground is the problem. Lake lots slope, some of them steeply, and a walkout lower level puts the back eave a full story higher than the front. That's a bad place to set a ladder, and worse in October when the ground is wet and covered in leaves. There are also more leaves than the newer subdivisions would suggest, because the lake neighborhoods and the land around Proud Lake Recreation Area kept their mature oaks. Then winter comes. If the lake side faces north or east, it gets less sun, snow sits on it longer, and that's where ice dams form. So the heaviest leaves, the hardest access and the worst freeze risk all end up on the same side of the house.
How we handle it in Commerce Township
- A full hand cleaning on heavily wooded lake lots, where the leaf load is closer to a rural property than a subdivision.
- Sloped and walkout sides worked from stable footing. We don't set a ladder on a bank that runs down to the water.
- Downspouts flushed and checked, including the long runs common on lake houses that carry water well away from the foundation.
- The shaded side facing the lake done first on the fall visit, since that's where snow stays longest and ice dams start.
- Debris bagged and taken away. None of it goes into the beds or down the bank toward the water.

Questions
Gutter cleaning questions from Commerce Township homeowners
How much does gutter cleaning cost in Commerce Township?
Access sets the price out here more than anything. A walkout on a sloped lake lot takes more equipment and more time than the same size house on flat ground, and a wooded lot has more debris. Gutter length and roof pitch matter too. Send us the address and we'll quote the house properly.
Can you work on a steep lake lot with a walkout?
Yes. Planning the access is the first thing we do. We work from stable footing and keep ladders off the bank that runs down to the water, especially in October when the ground is soft and covered in leaves. If one side needs different equipment, we'll tell you before the day.
Why do I keep getting ice on the lake side of the roof?
When that side faces north or east, it holds snow longest and thaws slowest. If the gutter under it is packed, meltwater pools there and refreezes. Clearing that side before winter removes the pool. If the dam comes back every year anyway, look at attic insulation or ventilation next.
How often do Commerce Township gutters need clearing?
Two cleanings a year, and three on a heavily wooded lake lot. The fall visit matters more than the spring one. Book it for after the oaks finish dropping, which in Commerce Township is well into November. A cleaning at the end of October leaves time for the oaks to fill the gutters again.
Do you cover Wolverine Lake and the surrounding lake roads?
Yes. The Village of Wolverine Lake sits inside Commerce Township, and we cover it along with the neighborhoods around Commerce, Union, Long and Lower Straits lakes. Send us the address and the nearest cross street, and we'll get back to you with a quote.
Do you haul the debris away, or leave it?
We bag it and take it with us. Out here that matters more than in town: gutter debris raked into the beds or pushed down the bank ends up as leaf litter and roof grit in the lake. The bags leave in the truck, and the beds and walks are left clean.
The detail
Gutter cleaning in Commerce Township, explained
Commerce Township lake lots are closer to rural work
About nine homes in ten in Commerce Township are owner-occupied, and many sit on wooded ground around the lakes, with the Village of Wolverine Lake as its own municipality inside the township. For gutters, these properties behave more like rural homes than subdivision homes: long private drives, big trees left standing, roofs at odd heights over sloped ground, and downspouts that run a long way to where they empty. The work takes longer and needs more equipment, so we quote it from the actual house.
Access first, then the gutter
On a lake property, the first thing we look at is where a person can safely stand. A walkout puts the back of the house a full story higher than the front, the bank runs down toward the water, and by late October the ground is wet and covered in leaves. We plan the approach and work from stable footing. Some sides need a different setup, and we sort that out before we start.
The shaded side is the side that freezes
On many lake houses, the side facing the water also faces north or east, so it holds snow longest and thaws slowest. That's where meltwater pools at a cold eave and refreezes into a dam. On the fall visit we pay close attention to that side, because a packed gutter there is a much bigger risk than one on the sunny street side. If the same corner has iced up for several winters, tell us and we'll look at it while we're up there.
Sandy ground, big parks and more snow
Commerce Township has a lot of public land. In 2022 about 5,000 acres of it were publicly owned, including about 3,039 acres held by the state and 1,352 by the township, according to the township's master plan. Proud Lake Recreation Area alone covers about 3,000 acres along the Huron River. Houses near all that woodland collect more leaves than the township's open subdivisions.
The ground here helps. Around Union Lake it's glacial sand and gravel, which the Michigan DNR describes as well drained, so a downspout that lets out on the lawn soaks in faster than it would on clay. The snow doesn't help. NOAA's station nearby in White Lake Township averages 62.3 inches a year, against 45 at Detroit Metro Airport, and more snow on the roof means more meltwater heading for the gutter.
Scheduling gutter cleaning in Commerce Township
We're glad to do several houses on the same lake road on the same day, so if neighbors want to go in together, send us the addresses at once. Plan on two visits a year, with the fall one after the oaks finish and before the freeze. If the windows need doing or the north side has gone green and needs a soft wash, add it to the same trip.
