What Bloomfield Hills does to your gutters

  • Big trees close to the roof

With an acre or two around each house, there's space for full-grown trees right at the eaves. Leaves, seeds and twigs land in the gutters from April on, and the heaviest load comes last, in October and November, right before the gutters have to carry snowmelt.

  • Gutters out of sight from the drive

Houses here sit back on their lots, so the gutters on the back and the far side are hard to see. A clog there can spill water against the wall for weeks. We clear every run and tell you about any loose hanger or leaking seam we find on a side you don't see.

  • Freeze and thaw at the eaves

A Metro Detroit winter rises and falls across freezing again and again. Water held in a packed gutter freezes, thaws and freezes again, pulling at the hangers and pushing ice back up under the shingles at the eave.

How your quote is worked out

Gutter cleaning is quoted per property, from the total linear footage, the number of downspouts, the height of the house and how complex the roofline is.

How long it takes

The time a gutter cleaning takes is set by the linear footage, the downspout count, the house height and the roofline complexity. The square footage of the house matters less. Two-story homes take longer, depending on how often the ladder has to move.

Why it happens in Bloomfield Hills

Wooded Bloomfield Hills lots fill gutters late in the fall

About seven in ten house lots in Bloomfield Hills are an acre or larger, by Oakland County's 2025 count. A lot that size has room for several big trees right next to the roof, and their leaves, seeds and twigs land in the gutters from spring to the end of the fall. MSU Extension says the region's fall color wraps up in late October, while oaks keep their leaves longer, so gutters cleared in mid October may refill before the freeze. The houses also sit back from the road. A clog on the back or the far side can spill over for weeks before anyone sees it, and the first sign is a stain on the siding or ice at the eave in January.

How we handle it in Bloomfield Hills

  • Every gutter on the house cleared by hand, back and sides included, where a clog goes unnoticed from the drive.
  • Every downspout flushed with water and the outlet checked, so the runoff leaves the house.
  • Roof edges and valleys cleared where wet leaves pack against the shingles.
  • Debris bagged and carried off the lot, with beds, walks and the drive left clean.
  • The last visit of the year set for after the leaves are down and before the hard freeze.

“Wouldn’t have any other company handling my windows and gutters!!”

Questions

Gutter cleaning questions from Bloomfield Hills homeowners

How much does gutter cleaning cost in Bloomfield Hills?

We price it on the roof: how many feet of gutter, how many stories, how steep the pitch is, and how much debris the trees have put in the troughs. A big wooded lot can load the gutters more than the size of the house suggests. Send us your address and we'll quote it once we've seen the roof.

Can you check the gutters on the back of the house?

Yes. Every run gets cleared, front, back and sides. On a Bloomfield Hills lot the house sits back from the road and the back gutters face the trees, so that's where clogs stay hidden. We flush every downspout too, and we'll tell you if a hanger is loose or a seam is leaking.

Is one gutter cleaning a year enough in Bloomfield Hills?

No. Plan on two at the least, in late spring and late fall. With several big trees over the roof, add a third visit in early fall so the gutters don't overflow in the October rain. Time the last one for after the leaves are done, because that's the gutter you take into winter.

Why does ice build up at the edge of my roof?

Snow on the warm part of the roof melts and runs down to the cold eave. If leaves fill the gutter at that edge, the water stops and freezes into a ridge, and more meltwater pools behind it and works under the shingles. Shade from tall trees keeps the snow there longer, which makes it worse.

Is Bloomfield Township the same as Bloomfield Hills?

No. The City of Bloomfield Hills is its own city, and the township surrounds a good part of it. Township homes can carry a Bloomfield Hills mailing address with ZIP code 48301 or 48302, while the city sits in 48304. If you're not sure, the street address settles it, and we'll look it up for you.

The detail

Gutter cleaning in Bloomfield Hills, explained

Bloomfield Hills lots and their trees

Bloomfield Hills fits only about 1,700 homes into its five square miles, and two out of three house lots, 831 in all, are an acre or bigger. The Rouge's main branch crosses the city, and Cranbrook's 319-acre campus is here too, with Lake Jonah and Kingswood Lake on its grounds. It's a city of houses set among trees, and the gutters carry the result.

Hand cleanout on every run

Each gutter gets cleared by hand. Wet leaves and seed pods settle into a heavy mat that a blower can't lift, and on a wooded lot that mat builds fast in November. Once a run is empty, we put water through it and down the downspout to see where it comes out. A downspout that backs up gets cleared before we move on.

Waiting for the last leaves

MSU Extension puts the end of southeast Michigan's fall color in late October, and oaks hang on to their leaves well past that. If oaks stand over your roof and the last cleaning comes in mid October, the late leaves can fill the gutters again before the freeze. We'll suggest a fall date after the trees on your lot are bare, even if that's later than you planned.

Ice on a shaded roof

Shade from tall trees keeps snow on a roof longer. Heat from the house melts the snow higher up, the water runs down to the cold eave, and if the gutter there is still packed with leaves it stops and freezes into a ridge. More meltwater pools behind the ridge and works under the shingles. A clear gutter lets that water drain away before it can freeze.

City lots and township lots

The City of Bloomfield Hills sits entirely in ZIP code 48304, and Bloomfield Township borders it on several sides. Township homes can carry a Bloomfield Hills mailing address in 48301 or 48302. The figures on this page are the city's. Send us your address, and we'll confirm where the house sits before we quote.

Booking Bloomfield Hills gutter cleaning

Two visits a year covers a Bloomfield Hills lot: a late spring visit once the seeds are down, and a second after the last leaves in fall. A lot with several big trees over the roof can add a visit in early fall. If you'd like the windows washed or holiday lights put up while we're there, book the jobs together.
